In July, the new housing market in Almaty saw a notable price increase: the price per square meter rose by 1.9%, reaching an average of 740,000 tenge. Meanwhile, secondary housing in the metropolis, on the contrary, became cheaper by 0.8%, to 743,600 tenge per square meter, reports infohub.kz.
According to the Bureau of National Statistics, over the year new buildings in Almaty rose in price by 16.6%, while secondary housing increased by only 8%. Rental rates also grew: monthly rates increased by 1.4%, reaching 5,960 tenge per square meter.
In Astana, the situation was more stable. Prices for new housing in the capital remained almost unchanged, staying at 739,000 tenge per square meter, which is 19.1% higher than a year ago. The secondary market saw a slight increase of 0.6%, to 731,700 tenge per square meter. The annual dynamics here amounted to 12%. Rents in Astana rose more noticeably — by 2.7% in July, to 5,800 tenge per square meter.
Among other cities in Kazakhstan, the largest increase in new housing prices in July was recorded in Petropavlovsk (+2.5%, to 413,000 tenge per square meter), Uralsk (+2.2%, to 334,000 tenge), and Kostanay (+1.5%, to 451,000 tenge). In the secondary market, the leaders in price growth were Kostanay (+3.6%, to 448,300 tenge), Uralsk (+3%, to 397,000 tenge), and Turkistan (+2.9%, to 393,000 tenge). At the same time, prices fell in some cities: in Semey — by 1.8% (to 471,000 tenge), and in Aktau — by 1.7% (to 354,000 tenge).
Earlier it was reported that since the beginning of 2026, apartments in Kazakhstan have risen in price by an average of 2.1%, and over the past 12 months the increase was 5.5%. However, the price dynamics are uneven: in some cities housing continues to rise, while in others it is falling.
