In August 2026, secondary housing prices in Kazakhstan remained almost unchanged, with the average asking price dipping just 0.1% compared to July, according to infohub.kz.

Analysts at the Krisha.kz portal released data from monitoring private listings in Kazakh cities over the first eight months of the year. Their report shows that since January, apartment prices across the country have risen by an average of 2%, and by 6% year-on-year. However, regional trends vary significantly.

The biggest price increases since the start of the year were seen in Kokshetau (+8.3%), Pavlodar (+7.2%), and Semey (+6.2%). Apartments also became notably more expensive in Oskemen (+5.5%), Astana (+5.3%), Kostanay (+4.7%), and Karaganda (+4.6%).

Meanwhile, several cities saw price declines. The sharpest drops were recorded in Aktobe (−4.4%), Aktau (−2.9%), and Atyrau (−1.8%).

The most expensive housing remains in Almaty, at 793,630 tenge per square meter. However, price growth in the metropolis has nearly stalled: since January, prices have even fallen by 1.4%, and the annual increase is just 1.9%. Astana follows with 602,443 tenge per square meter, where prices have risen 5.3% since January and 13.5% year-on-year. Shymkent rounds out the top three at 473,235 tenge per square meter, where prices have dropped 1.2% since January but are up 4.6% annually.

The most affordable apartments are traditionally in Kyzylorda, at 264,660 tenge per square meter. Prices are also low in Aktobe (310,925 tenge) and Taraz (323,328 tenge).
