Since the beginning of this year, the cost of apartments on Kazakhstan's secondary market has increased by an average of 2%, but in several cities the growth exceeded 8%. Meanwhile, in Almaty, prices actually decreased by 1.4%, yet the metropolis still leads in average housing costs, reports infohub.kz.
According to data from the portal "Krysha," in Almaty, the average price of a one-room apartment is 26.5 million tenge, a two-room is 40 million tenge, and a three-room is 57 million tenge. In second place is Astana, where a one-room averages 23 million tenge, a two-room 34 million tenge, and a three-room 52 million tenge. Third place went to Shymkent with figures of 17.8 million, 25 million, and 33 million tenge, respectively.
The top five also includes Atyrau (from 16 to 30 million tenge) and Kostanay (from 17 to 30 million tenge). At the same time, the most affordable one-room apartments are sold in Kyzylorda, averaging 8 million tenge, which also has the lowest prices for three-room apartments at 18 million tenge. Two-room apartments are cheapest in Zhezkazgan, at around 13 million tenge.
Analysts note a significant price spread across the country: the cost of one apartment in large cities is often comparable to buying three apartments in the regions. For example, for the price of a one-room in Almaty, one can buy three one-room apartments in Kyzylorda, and the cost of a two-room in Almaty is almost equal to the price of three two-room apartments in Zhezkazgan. The capital's three-room is comparable in price to three similar apartments in Kyzylorda.
