Kazakhstan registered 35,807 home purchase and sale transactions in August 2026 — 3.6% fewer than a month earlier and 13.5% below last year's figure. Housing demand has now declined for two consecutive months, while property prices continue to rise moderately, according to infohub.kz.
According to the Bureau of National Statistics, prices for apartments on the primary market rose 0.6% in August from the previous month, while secondary-market prices gained 0.8%.
The decline in transactions was recorded in almost every region of the country. Only five regions posted gains: Aktobe Region — 1,384 transactions (up 0.3% month-on-month), Zhetisu Region — 873 transactions (up 3.8%), Karaganda Region — 2,825 transactions (up 5.1%), Kostanay Region — 1,339 transactions (up 5.5%) and Almaty — 7,690 transactions (up 5.9%).
Demand fell most sharply in Almaty Region — down 21.1% for the month, to 1,800 purchase and sale transactions. In Astana, sales dropped 8.6% month-on-month to 6,398 transactions, while in Shymkent they fell 1.6% to 1,791.
On an annual basis, only three regions posted gains: North Kazakhstan Region — up 1.1%, Kostanay Region — up 3.3% and Turkistan Region — up 9.8%.
As for the structure of demand, Kazakhstanis bought apartments more actively in August — such deals accounted for 27,719 transactions. Another 8,088 transactions involved individual housing.
One-room apartments were the most popular choice, with 10,806 transactions. Two-room apartments followed with 10,296. Three-room apartments accounted for only 5,425 purchase and sale transactions.
