In August, Kazakhstan's housing market saw moderate price growth, contrasting with rental rate dynamics. According to the Bureau of National Statistics, prices for new housing rose by an average of 0.6% month-on-month, while secondary housing increased by 0.8%. In some cities, growth was zero, reports infohub.kz.
The most notable increase in new builds was recorded in Turkistan, where prices rose by 3.4%. Positive dynamics were also seen in Kokshetau (+1.6%), Uralsk (+1.2%), Astana (+1.1%), Oskemen (+1%), Semey (+0.6%), and Shymkent (+0.2%). In other cities, prices for new housing remained unchanged.
The secondary market showed a more varied picture. Significant price increases were observed in Oskemen (+3.3%), Turkistan (+1.8%), and Astana (+1.2%). Meanwhile, in some cities, housing prices declined: most notably in Zhezkazgan and Kostanay (both -1.4%), and in Taraz (-1%).
As of the end of August, the average price per square meter on the primary market was 625,435 tenge, and on the secondary market, 635,185 tenge. The most expensive new builds are sold in Astana at 747,116 tenge per sq. m, followed by Almaty at 739,762 tenge. In Shymkent, the average cost per square meter reached 541,676 tenge, while the lowest prices for new housing were recorded in Uralsk at 338,366 tenge.
On the secondary market, Almaty leads in price, with a square meter valued at 749,480 tenge. In Astana, this figure is 740,356 tenge. In Shymkent, the average price for secondary housing is 472,302 tenge per sq. m. The most affordable housing on the secondary market is in Kyzylorda, at 345,073 tenge per square meter.
