Kazakhstan registered 35,807 home purchase and sale transactions in August 2026, down 3.6% from July, the site infohub.kz reports, citing the Bureau of National Statistics.
Almaty led with 7,690 transactions, or 21.5% of the total. Astana came second with 6,398 transactions (17.9%), followed by Karaganda Region with 2,825 transactions (7.9%).
The fewest transactions were recorded in Ulytau Region, at 277.
Apartments are selling more often than houses. In August, apartment transactions totaled 27,719, down 3% from the previous month, accounting for 77.4% of all housing transactions.
Most of those sales were in Almaty (26%), Astana (22.6%) and Karaganda Region (8.4%). One-room apartments remained the most sought-after, with 10,806 transactions.
Transactions involving detached houses fell 5.8% over the month, to 8,088. Growth was recorded in Kyzylorda Region (+7.8%), Karaganda Region (+6.3%) and Zhetisu Region (+2.7%).
Year on year, sales dropped 13.5%: compared with August 2025, the number of housing transactions fell from 41,380 to 35,807.
The strongest annual growth was recorded in Turkistan Region, at 9.8%. The sharpest decline was in Astana, at 32.3%.
For January–August 2026, the number of housing transactions was 4.3% lower than in the same period of 2025.
