In Astana, the yield from renting out a one-bedroom apartment is 7.2% per annum, which is lower than the yield on bank deposits, reaching 18-20% per annum. However, taking into account the rise in property prices, the total return on investment in an apartment can reach 22% per year, reports infohub.kz.
A user under the nickname abeke.bro on the social network Threads shared calculations for the last 12 months. According to his data, the current market value of a one-bedroom apartment is about 30 million tenge, and the rental rate is 220 thousand tenge per month. Over the year, the apartment was rented out for 11 months, as one month was spent on interior renovation and finding new tenants. Thus, rental income amounted to 2.4 million tenge (11 × 220 thousand).
Expenses for renovating the apartment (painting walls and additional furniture) amounted to 250 thousand tenge. As a result, the net income for the year was 2.2 million tenge, which corresponds to 7.2% per annum of the apartment's value.
The author also took into account the increase in the value of the apartment itself, relying on the Krisha Index (krisha.kz) for Astana. If last year they asked 630 thousand tenge per square meter, this year it is 727 thousand tenge. The market growth brought the owner 97 thousand tenge per square meter, or 15% per year. Summing up the rental income (7.2%) and the price growth (15%), the total income was 22% per year.
The author concluded that renting out housing as a business brings relatively low profitability, and the main source of profit is the rise in apartment prices in Astana.

Since the beginning of 2026, apartments in Kazakhstan have risen in price by an average of 2.1%, and over the last 12 months the growth was 5.5%. At the same time, in Astana prices have risen by 4.1% since the beginning of the year, while in Almaty they have decreased by 2.3%, according to Krisha.kz monitoring.
