Rent for office and commercial space in Kazakhstan has risen nearly 20% over the past five years: up 19.3% compared to the end of 2020, with prices increasing 4.1% year-on-year, reports infohub.kz.

The most significant price increases were recorded in Astana, while in some regions rents remained almost unchanged or even fell slightly, according to data from the Bureau of National Statistics for the second quarter of 2026.

Compared to the first quarter of this year, the commercial property rent index across Kazakhstan stood at 100.1%, indicating virtually no change over three months. However, regional trends varied. The largest quarterly increase was in Almaty Region (+0.6%), followed by Akmola Region (+0.5%) and Astana (+0.4%). Meanwhile, slight decreases were seen in Zhetysu Region (–0.5%), Karaganda Region (–0.7%), and Atyrau Region (–0.3%).

Compared to the second quarter of last year, commercial rents nationwide rose 4.1% on average. Astana posted the highest growth at 6.7%. Other regions with notable increases included: West Kazakhstan Region (+5.3%), Pavlodar Region (+4.2%), Kostanay Region (+3.8%), Akmola Region (+3.7%), Karaganda Region (+3.7%), Mangystau Region (+3.4%), and East Kazakhstan Region (+3.2%). The smallest annual change was in Atyrau Region (+0.2%), with slight increases in Kyzylorda (+0.5%) and Almaty Region (+1.2%).

The long-term trend is even more striking. Compared to the fourth quarter of 2020, commercial property rents in Kazakhstan rose 19.3%. The steepest increases occurred in Akmola Region (+32.4%), Aktobe Region (+23.8%), Karaganda Region (+22.7%), Astana (+21.5%), and Mangystau Region (+20%). Meanwhile, the most modest rises over this period were in Atyrau Region (+2.3%), Ulytau Region (+3.1%), Kyzylorda Region (+3.2%), and Turkestan Region (+3.4%).

Despite relatively stable dynamics in the second quarter of 2026, commercial property rents in Kazakhstan continue to rise over the long term.

Earlier, a survey by AERC reported that developers in Kazakhstan have been forced to cut prices for completed properties on the primary housing market: economy-class apartments lost more than 10% of their value in May alone. According to BNS data, the housing market cooled noticeably in May: the number of transactions fell 13.5% from April and 10.5% year-on-year. The sharpest decline in demand was in Almaty. Analysts note that the May drop is seasonal, but in 2026 it was more pronounced. Amid lower activity, secondary housing prices inched down in both Almaty and Astana in May, while new-build prices in both major cities stabilized. However, fresh June statistics show that housing prices in Kazakhstan continued to rise.
