Kazakhstan's secondary housing market continues to get more expensive, with prices rising by an average of 2% since the start of the year. The only exception was Almaty, where the price per square meter edged down by 1.4% since the beginning of the year. Nevertheless, the metropolis still holds the title of the country's most expensive city: as of September 22, a one-bedroom apartment on the secondary market there is offered at an average of 26.5 million tenge, according to infohub.kz.
By comparison, in Astana housing has risen in price by 5.3% since the start of the year, but the average price for a one-bedroom apartment was lower — 23.5 million tenge. The top 5 most expensive cities also included Shymkent (18 million tenge), Kostanay (16.9 million tenge), and Atyrau (16 million tenge).
The most affordable one-bedroom apartments on the secondary market can be found in Kyzylorda — at an average of 8.4 million tenge. Low prices are also recorded in Zhezkazgan (9.5 million tenge) and Taraz (9.8 million tenge). Simply put, instead of one one-bedroom apartment in Almaty, you could buy three similar apartments in Kyzylorda.
Average prices for a one-bedroom apartment as of September 22, 2026, were distributed as follows: Astana — 23.5 million tenge, Almaty — 26.5 million tenge, Shymkent — 18.0 million tenge, Aktau — 12.0 million tenge, Aktobe — 13.0 million tenge, Atyrau — 16.0 million tenge, Zhezkazgan — 9.5 million tenge, Karaganda — 13.5 million tenge, Kokshetau — 14.6 million tenge, Qonaev — 15.1 million tenge, Kostanay — 16.9 million tenge, Kyzylorda — 8.4 million tenge, Pavlodar — 14.0 million tenge, Petropavlovsk — 13.6 million tenge, Semey — 14.0 million tenge, Taldykorgan — 12.5 million tenge, Taraz — 9.8 million tenge. Since the start of the year, apartments have risen in price the most in Kokshetau — by 8.3%, to an average of 14.6 million tenge. Pavlodar also saw a notable increase — plus 7.2%, to 14 million tenge, and Semey — plus 6.2%, to an average of 14 million tenge.
It is important to note that these are not actual transaction prices, but the amounts that apartment owners list in their sale advertisements.
Earlier, prices recorded by the Bureau of National Statistics were reported. In August, a square meter on the primary market cost an average of 625,435 tenge, and on the secondary market — 635,185 tenge.
