Almaty's Baisat Market Back on Sale: Who Will Own It This Time؟

Almaty's prominent 'Baisat' market has been put up for sale once again، marking the fourth attempt to find a buyer for this significant commercial hub. Previously owned by Bauyrzhan Nursultan، the son of Kairat Satybaldyuly، the market's sale history reveals a complex journey.

A History of Failed Sales

The 'Baisat' market was first listed in September 2025 with an asking price of 28.6 billion tenge. However، the initial auction saw no participants، leading to its failure. The price was subsequently reduced by approximately 2 billion tenge to 26 billion tenge، but it still failed to attract a buyer.

In January 2026، the Company for the Management of Recovered Assets (CMRA) announced another sale، offering 'Baisat' at a significant discount of 24.7 billion tenge، deeming it a favorable opportunity for investors. Despite this، the market remained unsold.

Fourth Time's the Charm؟

Now، 'Baisat' market is being offered for sale for the fourth time. The current price is set at 28،639،882،000 tenge. The market is currently under the management of the Committee for the Management of Recovered Assets، with the auction scheduled for April 8.

What's on Offer؟

The lot documents indicate that the market is officially owned by 'Optovo-roznichnaya torgovlya tsentr' LLP and is located at 7، Severnoe Koltso Road، Zhetysu District، Almaty. The property includes two land plots totaling 13 hectares of private land.

Within the market's premises are various commercial structures، including shopping malls، retail blocks، warehouses، an administrative building، a canteen، checkpoints، and utility rooms. Valuers classify 'Baisat' as a medium-sized enterprise، known for selling a wide range of goods from groceries to construction materials.

Previous Ownership and Asset Recovery

Kairat Satybaldyuly، a nephew of Kazakhstan's first president Nursultan Nazarbayev، was previously sentenced to six years in prison in 2022. Investigations revealed his involvement in causing over 12 billion tenge in losses to 'Kazakhtelecom' and the misappropriation of assets from the 'Center for Public Service Vehicles'. In January 2023، Satybaldyuly admitted to money laundering charges. As part of one pre-trial investigation، he voluntarily transferred a majority stake in the 'Baisat' market to the state. This business was registered under his son، Bauyrzhan Nursultan.

In January 2024، the prosecutor's office successfully recovered the remaining portion of the 'Baisat' market through a court order. The court invalidated all transactions involving the assets of 'Holding Almaty Zhylyu' (now 'Baisat' market).

Following extensive investigations، several major assets linked to Kairat Satybaldyuly were confiscated and transferred to the state. These include the 'Kaisar Tower' business center in Almaty (valued at over 7.9 billion tenge)، an administrative building (over 800 million tenge)، and three mansions in Astana (over 5 billion tenge). Other confiscated properties include the 'Kaisar Plaza' shopping and office center (33.5 billion tenge)، the 'DoubleTree by Hilton' hotel (6.49 billion tenge)، the 'ArSat' business center (8.9 billion tenge)، the 'Maisat' business center (5.2 billion tenge)، the 'Megatau' shopping center (8.9 billion tenge)، the 'Baisat' market itself (15.9 billion tenge)، and the 'Optimum' business center in Astana (3.2 billion tenge). Additionally، tens of billions of tenge in cash، real estate، and securities from abroad were returned to Kazakhstan.
