The initial bidding for the expansive، multi-room villa، complete with a swimming pool، will start at 1.1 billion tenge. The auction will employ a descending price method، with the property's estimated value set at 2.2 billion tenge.

Spanning 657.1 square meters on a 0.1-hectare plot، the cottage is situated in one of Almaty's most desirable residential areas. Its location is highlighted for its environmental appeal، proximity to the mountains، and absence of major industrial zones. The surrounding area boasts amenities such as the President's Park، the Zhailau Golf Resort، and the Miras International School.
The villa itself features a tastefully designed exterior and a courtyard equipped with a bathhouse، two garages، a shed، a greenhouse، a viewing platform، and a children's playground. Additionally، the property includes a swimming pool and a spa area، underscoring its luxurious nature.
Previous Ownership and Seizure Reason
While the official documents do not name the former owner، records indicate the property was seized in February of this year by order of an Almaty court enforcement officer. The officer's department specializes in enforcing alimony payments، suggesting the property may have been confiscated due to substantial debt obligations.
Connections to ERG and Golf Club
The 0.1-hectare land parcel is part of a larger estate managed by Kokmaisa LLP، which operates the Zhailau Golf Resort، hotel، and restaurants. This company was formerly led by the founders of the ERG industrial group: Alexander Mashkevich، Patokh Chodiev، and Alijan Ibragimov.
Following the passing of Alexander Mashkevich and Alijan Ibragimov، the ownership structure evolved. Current stakeholders include Patokh Chodiev، Alijan Ibragimov's widow Mukadaskhan Ibragimova، Eurasian Industrial Company JSC، and Eurasian Production Company LLP. A fifth owner is Central Asian DMCC، a Dubai-registered entity that became a major holder of Kazakhstani assets after Alexander Mashkevich's death in March 2025.
The auction is designed to allow a single participant to acquire the property، reflecting its unique and high-value nature.
