New statistical data has shed light on the housing landscape in the Mangystau region، revealing fascinating details about the types of homes residents occupy. The majority of housing stock in the area was constructed in the early 21st century، according to information released by Kazakhstan's National Bureau of Statistics.

Total Housing Stock

The overall housing stock in Mangystau region spans a considerable 19،408.9 thousand square meters. This area is relatively evenly distributed between urban and rural settings.

Home Distribution

Across the region، there are a total of 80،005 residential buildings. Interestingly، only 7،974 of these are located in urban areas. Of the urban dwellings، 6،198 are private homes and 1،776 are apartment buildings. The vast majority، 72،031 homes، are situated in rural areas، comprising 69،167 private homes and 2،864 apartment buildings. In summary، Mangystau boasts 75،365 private homes and 4،640 apartment buildings.

Construction Pace

While apartment building construction was active from the early 1960s following the establishment of the city of Shevchenko (now Aktau)، the most significant periods of construction for both apartment and private homes occurred after 2010. Statistics show that 1،813 homes were commissioned before 1970. The period between 2011 and 2015 saw the construction of 20،820 homes، followed by 19،302 homes from 2016 to 2020، and 5،468 homes from 2021 to 2025. Earlier periods، such as 1996-2000، saw 2،290 homes built، while the years between 1971 and 1995 had a lower volume of construction.

Building Materials

The primary construction material for homes in Mangystau is overwhelmingly brick and stone، used in 77،423 of the 80،005 total homes. Wooden houses are very rare. Other materials include large panel (106)، large block (81)، reinforced concrete (311)، shell rock (1،300)، and various other wall materials (834).

Apartment Sizes

Mangystau has a total of 210،964 apartments. The most common type is a two-bedroom apartment، with 64،485 units. Three-bedroom apartments follow with 49،557، then one-bedroom apartments at 33،461. Four-bedroom apartments number 33،005، five-bedroom apartments total 19،357، and apartments with six or more rooms account for 11،099 units.

Private Home Layouts

When building private homes، residents of Mangystau tend to favor four-bedroom layouts (21،373)، followed by five-bedroom (16،530) and three-bedroom (12،256) configurations. Homes with six or more bedrooms are also prevalent in the private sector، with 10،266 such properties. Two-bedroom private homes number 9،355، and even one-bedroom private homes exist، totaling 5،315.
