Reports indicate that 14 hotels in Alanya and 8 in Izmir are currently listed for sale, with even five-star properties not immune to these challenges.

Data from the Sahibinden.com platform reveals that the asking prices for properties in Alanya range from 4 million to 1.2 billion Turkish Lira. This presents a potentially attractive prospect for foreign investors. However, smaller hotels operating on an 'all-inclusive' model are finding it increasingly difficult to cover their expenses, adding a layer of risk for potential buyers.

Tourism Decline and Its Causes

The number of tourists arriving in Antalya has seen a notable decrease, with a 9% drop in the first four months of 2026 compared to the previous year. This decline is largely attributed to geopolitical conflicts in the Middle East, which have deterred international travelers. Furthermore, an aviation crisis, marked by rising fuel costs and reduced flight schedules, has further dampened tourist flows.

The Situation on the Aegean Coast

Similar challenges are being observed in Izmir's popular resort town of Çeşme, where hotels are also being put up for sale, and boutique establishments are being leased out. Experts suggest this trend may signal a structural shift in the industry rather than a temporary setback. The development potential of areas like Ilıca, known for its thermal springs, remains largely untapped.

Hopes and Projections for the Future

While some tourists are advocating for a return to the 'all-inclusive' system, local entrepreneurs emphasize the need for a comprehensive plan to boost the region's tourism appeal. Authorities are even considering converting some hotels into residential complexes. Despite the current difficulties, there is cautious optimism that booking rates could rebound quickly if the situation stabilizes.
